Legal Services
We provide a valuation and expert witness service advice to clients and their legal team in connection with the majority of property matters. We regularly represent clients in court with regard to property disputes including wills, divorce cases, boundary disputes etc.

Commercial Sales, Letting and Management
We are happy to undertake the sales, letting and management of commercial property including retail, industrial, commercial and office premises. We are currently offering a selection of such premises onto the sales and letting market and manage a portfolio of commercial property for existing clients.


Valuation for Probate, Bank, Legal Services, Inheritance and Capital Gains Tax Purposes
We provide written valuation reports for a wide range of purposes for clients including:

• Probate
  Valuations are provided for Solicitors in connection with probate purposes on the majority of property types, instructions are accepted from Executors directly or on their behalf from instructing Solicitors and are usually based on the value of the property as at the date of death.
• Inheritance and Capital Gains Tax
  We provide a valuation service to solicitors, Accountants and their clients in connection with Inheritance Tax and Capital Gains Tax computations. Valuations are often required for dates as far back as 1982 and to current day, to help calculate the amount of tax payable.
• Banks
  We are pleased to undertake a range of valuation instructions from all high street Banks on a range of property types for Bank lending purposes.

Compensation claims
We undertake valuations and negotiations with public bodies including Road Service, Water Service and their sub-contractors in connection with road widening schemes, side filling schemes, pipe laying schemes, river schemes, vesting orders, etc, for compensation purposes.

Land Lettings and Management
We currently let and manage a large portfolio of agricultural lands for a wide range of farmers and land owners. Advice can be provided on a wide range of subjects in connection with agricultural land including the day to day management of lands and farms.

Auctions
We undertake auctions of property and chattels either on the client's property in our auction room or on public premises deemed suitable for the auction. Further details available on request.

Development Appraisal
We are pleased to offer to developers and private clients alike advice on the development potential of their lands and property. A range of services are available from the suitability and potential of their lands for development, to an appraisal of proposed development layout and house designs on single or multiple occupancy sites. We regularly work with Architects and Planning Consultants to achieve maximum potential from a site and undertake the sale of the site or houses on the sites on behalf of the developer and / or builder. We are happy to advise on bringing a team of experts together to maximise the potential of our clients lands.

Farm - Sales and Lettings
We have long been recognised as one of the leading practices in the sale, letting and management of farms, small holdings, agricultural lands and country property in a wide area of County Down. We have undertaken instructions in the South Eastern sides of Antrim and Armagh for the sale of farms and lands. A range of such property is almost always available and we are happy to advise on a wide range of agricultural matters.

Property Advice
We regularly advise on matters relating to rights of way, easements, boundary disputes and covenants in Title Deeds, relating to a range of property types. Advice is provided for private clients and their Solicitors. Full details available on request.
